- Q: Do I have to move right away?
- A: No, within the time you need to close.
- Q: Will you be listing my house on the MLS or actually buying it?
- A: At Direct Home Buyers w’re not like traditional investors or agents. We focus on helping you sell your house with the method that will work best for reaching your goals. If you’re looking for speed and convenience, we can buy your house for cash in as little as seven days. - Q: Will you charge me to come to my house or for a virtual appointment?
- A: No.
- Q: How do you buy the house?
- A: We will buy your property for cash or one of our buying partners will purchase the property.
- Q: What kind of offers do I get?
- A: We can offer cash or seller financing, also known as land contract.
- Q: What if I don’t want the cash offer or seller financing?
- A: We can help you list it on the MLS.
- Q: What if I owe money or taxes on the property?
- A: Any taxes, mortgages or liens will be deducted from the total offer and paid off at closing by the title company.
- Q: When do I need to be out of the property?
- A: Typically we provide you payment at closing and the seller provides us the keys. We can make arrangements to extend occupancy after closing.
- Q: Will I be actually getting cash at the closing?
- A: Yes, but legally we have to either wire it directly to your account or pay with a certified check.
- Q: What do you mean when you say you will buy my house for “cash”?
- A: I do not require conventional financing to purchase properties. I am financially backed by a group of investors, which allows me to make quick decisions and close almost immediately.
- Q: Will I have to constantly be having people walk through my house?
- A: No, we will have at least one time set up to have either our contractors or investing partners walk through the property to limit foot track and inconvenience.

- Q: Are you just a Realtor looking to list my house?
- A: No. I buy homes directly from you, the seller, eliminating all agent commissions, seller repairs, seller concessions, appraisals, and bank loans. However, occasionally a home does not fit my particular buying criteria, but a home seller will ask me to assist them in finding a buyer for a reasonable fee.
- Q: How do I know I can trust you?
- A: I am a licensed real estate professional in the state of Michigan. I also belong to my local Board of Realtors and am bound by the Realtors’ Code of Ethics. Any fraudulent or dishonest activity on my part would lead to revocation of my license and ultimately the loss of my livelihood.
- Q: How much do you charge?
- A: There are NO fees and NO obligation involved in the offer process. Once I make the offer, it is 100% your decision on whether you’d like to accept it or not.
- Q: What do you do with the property once you buy it?
- A: Most commonly I will renovate the property and depending on the location and market, I will rent or resell the property. I take great pride in the work I do and I am very passionate about rejuvenating homes and neighborhoods to create a beautiful space for a new family to call home.
